Structural Engineering Creative Office

A highly successful and growing structural, civil and restoration engineering firm desired to relocate to a larger office headquarters. The client reviewed several lease and purchase options and chose a well-fitted full floor in a former TCF Bank office in Brooklyn Center.  The space was transformed from a mid 1990's traditional office to a more creative and collaborative environment.  The TC Search team negotiated a well-suited tenant improvement package, new building amenities and primary building signage rights. 

Value-Add Office Renovation

A local architect intending to put their office lease payments toward a long term sound investment purchased this Bloomington, MN office building for a below market price.  The goal was to take a solid structure and add value through creative and quality renovations.  The property was bank-owned and was a strong value-add rehab candidate.  The building was transformed to a nice Class B office structure with the help of good contractors and the architect’s internal design team.

Craft Products Showroom

A national wholesaler of craft products catering to St. Paul and Minneapolis retailers sought an office showroom near their downtown retail customers.  We performed all aspects of the search from lease analysis and negotiation to site selection and vendor recommendations.  The space was a complete remodel and required a design matching the organization’s national identity.

Consulting & Training Space

A Minneapolis based consulting group sought a private office layout along with a training and educational space for clients in the early childhood industry.  Comfortable and appealing brick and timber type space was preferred.  Budget and parking were also important factors.  After a quicker than usual search the organization selected a former Dunn Brothers corporate office location as Dunn Brothers was preparing to relocate.

St. Paul Adoption Services Office

This Minnesota adoption services group is a non-profit organization required to adhere to special state-regulated budget parameters.  The team hired us to navigate them through the search process and secure a new urban St. Paul location. The new adoption space was converted from a boutique retail store and all construction costs were paid by the building owner.

Minneapolis Building Acquisition

A group of investors approached our team to help them find an income producing property and a home for their law practice. Our team found a 50,000 sq. ft. office building matching their investment criteria on the edge of downtown Minneapolis.  We evaluated the leases and established a fair market value based on the annual lease income and comparable sales in the area. 

Twin Cities Advertising & Publishing Office

A local Twin Cities advertising group had inefficient space.  The agency hired our team to evaluate office space options as they considered both short and long term growth projections. We assisted in all aspects of the search process, helped execute the lease, retain a project manager, architect and general contractor to construct the space.  The new office space has resonated well with employees and has given the group more operational efficiency in both the office and printing spaces.

Twin Cities Law Office

A Minneapolis law office was seeking a new space with less traffic than their longtime downtown location. Finding a space with easier access for clients and employees, which also included free parking, were the motivating factors behind this Edina office space lease.
